How the Ecuadorian Rental Market Works
Ecuador is dollarized and has a relatively relaxed approach to foreign renters. Most landlords in Quito and Cuenca have rented to foreigners before — the presence of large expat retirement communities, particularly in Cuenca, has normalized international tenants. The formal guarantee requirements that exist on paper (Ecuadorian guarantor or property) are often waived in practice for foreigners who pay a larger deposit.
Finding Apartments
- OLX Ecuador (olx.com.ec) — primary classifieds site. Good mix of furnished and unfurnished listings. Direct landlord listings common.
- MercadoLibre Ecuador — secondary platform, particularly strong for Guayaquil.
- Facebook Marketplace — excellent in Cuenca (very active expat community posting leads).
- Cuenca expat groups — Cuenca has one of the most active English-speaking expat communities in LatAm. Facebook groups like “Expats in Cuenca” surface furnished apartment leads regularly, often from expats who are leaving.

- Quito, Cumbaya (1BR furnished): $600–$950 USD/month

Practical Tips
- Altitude in Quito. Quito sits at 2,850m. If you have respiratory or cardiovascular conditions, spend time there before committing to a lease. Cuenca at 2,560m has similar considerations.
- Cuenca vs Quito. Cuenca is cheaper, calmer, and has a tighter expat community. Quito is the capital with more amenities, international flights, and urban options. Most retirees choose Cuenca; most remote workers choose Quito.
- Security. Ecuador’s security situation has deteriorated in recent years in Guayaquil and parts of Quito. Stick to well-regarded expat neighborhoods and check current conditions. Cuenca remains safe.
